Pool building timeline
How long does it take to build a pool in Central Florida?
It depends on permit review, HOA approval, the construction type and weather, so Playwell gives a project-specific schedule after the site review. The order of work does not change: design, permits and approvals, excavation, steel and plumbing, shell, deck and finish, safety feature and final inspection, then start-up.
The phases, in order
Inspection names follow the City of Orlando's recommended sequence; other departments use similar checkpoints.
- Project brief and site review You describe the pool you want; Playwell visits the property to check the lot, access, setbacks, utilities and drainage.
- Design and written quote Pool layout and depths, deck, equipment location, features and the Florida-required safety feature, followed by a written quote.
- HOA approval Where the community requires it, the architectural review package goes to the HOA before construction.
- Permit review The permit package goes to the city or county building department. Review time depends on the department and how complete the package is.
- Layout and excavation The pool is staked to the approved plan and dug. Fiberglass pools are dug for the shell and a level base is prepared.
- Steel, plumbing and bonding For concrete pools, the reinforcing steel goes in. Suction and return lines and the bonding grid are installed for every pool. Inspection: Steel, bonding and grounding inspections before anything is covered.
- Shell Concrete is sprayed over the steel to form the shell, or the fiberglass shell is craned in, leveled and backfilled as it fills.
- Electrical underground and deck Conduit and circuits run to the equipment pad and lights, and the deck base is prepared and the deck installed. Inspection: Underground electrical, then deck and piping pressure inspections.
- Tile, coping and interior finish Waterline tile and coping are set and the interior finish is applied (concrete pools); coping is set on the fiberglass shell.
- Safety feature and final inspection The barrier, cover or alarms chosen in design are installed, and the final inspection is passed. Inspection: Final inspection, including the s. 515.27 safety feature.
- Fill, start-up and handoff The pool is filled, the equipment is started, and the pool is turned over to you with the controls explained.
Pool timeline: common questions
How long does it take to build a pool in Central Florida?
It depends on the permit review time in your jurisdiction, HOA review, the construction type, weather, inspection scheduling and the features you choose. Playwell gives a project-specific schedule after the site review rather than a generic number.
What usually causes delays?
Incomplete permit or HOA packages, failed or rescheduled inspections, heavy rain during excavation and shell work, and design changes after the permit is issued. Settling the design, including the safety feature, before submitting avoids most of them.
Is a fiberglass pool faster than concrete?
The fiberglass shell is made in a factory, so there is no shell to form and cure on site. Permits, delivery, the deck and inspections still set much of the schedule.
Which inspections happen during the build?
It varies by building department. The City of Orlando's checklist recommends a sequence that includes an engineering pre-walk, electrical pool steel grounding, building pool steel, electrical underground, and pool deck and piping pressure inspections before the final.
When can we swim?
After the final inspection is passed, the pool is filled and the water is balanced at start-up.
